Most breakdowns give you warning

A capacitor going weak, a drain starting to clog, refrigerant a little low. None of that stops the unit today. It stops the unit in August, on the hottest afternoon of the year, when every HVAC company in the county is already booked.

A maintenance visit is us finding those things while they are still cheap. We clean what is dirty, tighten what is loose, measure what should be measured, and tell you what we saw.

It also keeps the unit efficient, which shows up on the power bill, and most manufacturers require documented professional maintenance to keep the warranty valid. If something does need fixing, we handle repairs too, and if the unit is genuinely past saving we will say that before you spend money on it, then talk through a replacement.

What we actually check

Every visit runs the same list, so nothing gets skipped because it was a busy week.

  • Air filter cleaned or replaced
  • Coils cleaned
  • Refrigerant checked and charged
  • Condensate drain cleared
  • Thermostat calibrated
  • Electrical system inspected
  • Moving parts lubricated
  • Condenser unit inspected
  • Fan motor and blower inspected
  • Electrical amperage checked
  • Capacitors and relays tested
  • Overall system performance evaluated
  • System efficiency assessed
  • Safety check
  • Recommendations written up for you

Homes

Once a year is the usual rhythm, ideally in spring before the unit starts working hard. We go through the full list above, and you get a plain summary of anything worth watching.

Done consistently, it is the difference between replacing a part and replacing a system.

Commercial buildings

Bigger equipment, longer run hours, and a broken unit costs you business, not just comfort. Commercial systems usually need more than one visit a year for that reason.

Some buildings also carry compliance requirements on their HVAC, and some have unusual cooling loads depending on what happens inside. We schedule around your hours so the work does not stop. Our full air conditioning services cover the rest.
